Longs sales rose even as prices stayed close to flat
Mortgage rates crossed 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. That is the number that shapes every decision right now. Yet buyers in one part of Longs kept buying anyway.
The Real Estate Data Aggregator counted 520 homes sold in ZIP 29526 in the three months ending August 31, 2026. That is up 8.8% from the same three months in 2025. The median sale price was $320,000, up just 0.1%. More sales, nearly flat prices. That is a useful combination for anyone pricing a home or making an offer.
Homes are selling faster across Longs
Speed improved in nearly every ZIP code the Real Estate Data Aggregator tracks here. In 29568, the median home sold in 81 days, which is 38 days shorter than a year before. In 29566, that figure was 86 days, down 30 days. In 29527, it was 92 days, down 22 days. Fewer homes sitting means less pressure to cut your price.
Supply dropped sharply, and that matters for pricing
Homes for sale fell in every ZIP code the Real Estate Data Aggregator counted. In 29511, available homes dropped 44.6% from a year before, leaving just 41 homes for sale. In 29526, the count fell 36.3% to 571 homes. Less supply with steady or rising sales keeps prices from sliding.
Prices: some ZIPs up, some down a little
Not every ZIP moved the same way. The Real Estate Data Aggregator shows 29582 had the highest median sale price at $445,000, up 4.7%. ZIP 29568 came in at $329,900, up 3.7%. ZIP 29527 rose 3.8% to $293,750. ZIP 29569 gained 4.3% to $281,500. On the other side, 29511 dipped 3.3% to $319,500, and 29566 fell 4.6% to $314,000. Small moves in both directions, not a sweep one way.

Rates above 7% are real, and buyers are still showing up
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Those are not small numbers. But the Real Estate Data Aggregator still counted sales rising across Longs. That tells you demand did not stop, even if some buyers paused.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a slower pace than Longs saw in some ZIP codes and faster than others. Local results here do not always follow the national line.
What sellers should watch
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure, not a Longs figure. But it is a signal. Homes priced right are still selling. The Real Estate Data Aggregator shows that in 29526, sellers got 98.1% of their list price on average. In 29511, that figure was 99.8%. Pricing close to market means you leave less on the table.
A note on pending sales
Pending sales did slip in some ZIP codes. The Real Estate Data Aggregator counted 507 pending sales in 29526, down 7% from a year before. In 29511, pending sales fell 9.3% to 39. CNBC reported on October 14, 2026, that pending home sales nationally were down 8.5% year over year. So Longs is not alone in that dip. It is worth watching, but it has not stopped closings from rising.

One street can read very differently from the whole ZIP code. A single block with more inventory, or a neighborhood where homes are moving faster, changes what your number should be. If you want to know where your street sits inside all of this, send me your address.
