Longs inventory stayed tight even as more homes hit the market
Here is the one fact that changes what you should do right now. Months of supply across the main parts of Longs ranged from 2.6 to 5.6, according to the Real Estate Data Aggregator. That is still fairly lean. More homes came to market, but not enough to tip the balance far toward buyers.
Nationally, Realtor.com counted 1.16 million active listings. Longs did not follow that same surge. Sellers here face a bit more competition than last year, but nothing close to a flood.
Months of supply by ZIP code
ZIP 29511 is the tightest at 2.6 months, down 8.2 months from a year ago, per the Real Estate Data Aggregator. That is a big shift. Homes there sold faster too: the median days on market fell 52 days shorter than the same period in 2025.
ZIP 29582 sits at the other end with 5.6 months of supply. That is still down 1.3 months from last year, the Real Estate Data Aggregator shows. Prices there rose 4.7% to a median of $445,000. More supply, but buyers are still paying more.
New listings climbed almost everywhere
ZIP 29568 led the way. The Real Estate Data Aggregator counted 458 new listings, up 42.2% from a year ago. Yet months of supply there fell to 3 months. Sales kept pace with the new supply.
ZIP 29582 was the one exception. New listings there dipped 0.9%, the Real Estate Data Aggregator shows. Even so, it still carries the most supply of any ZIP in this market.
Prices: a mixed picture
Prices dipped a little in two ZIPs. The Real Estate Data Aggregator shows ZIP 29511 down 3.3% to $319,500, and ZIP 29566 down 4.6% to $314,000. Not every home sold for more than last year.
The other five ZIPs with price data all saw gains. ZIP 29569 rose 4.3% to $281,500. ZIP 29527 rose 3.8% to $293,750. ZIP 29568 rose 3.7% to $329,900. These are the Real Estate Data Aggregator's counts.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several Longs ZIPs beat that pace. A few fell short.
Homes are selling faster
Every ZIP saw days on market fall from a year ago. ZIP 29511 dropped 52 days shorter. ZIP 29568 dropped 38 days shorter. ZIP 29566 dropped 30 days shorter. These are Real Estate Data Aggregator figures.
Faster sales do not mean every home moved quickly. In ZIP 29511, only 15.4% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator shows. That is down 24.1 points from a year ago. Pricing still matters a great deal.
What sellers are getting at the closing table
ZIP 29511 stands out. Sellers there received 99.8% of list price on average, the Real Estate Data Aggregator counted. That is nearly full ask. ZIP 29566 and ZIP 29582 came in closer to 96.7% and 96.8%. A well-priced home still closes near list in most of Longs.
One note on mortgage rates
CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real headwind for buyers in every market, including Longs.
CNBC also reported mortgage purchase applications were 15% lower than the same week one year ago. Pending sales in several Longs ZIPs still held up, but it is worth watching.
ZIP 29597: very small sample
The Real Estate Data Aggregator counted just 1 home sold in ZIP 29597 for this period. One sale does not tell a full story. Treat any figure from that ZIP with caution.
ZIP 29528 and ZIP 29598 have no Real Estate Data Aggregator counts for this period. The story for those parts of the market comes from the national websites alone.
